Flat Tile Roof Styles and Where They Fit

Slate-look flat concrete tile
Slate-look tile is concrete shaped to read like split stone. One maker describes its version as having chamfered edges and beveled sides that copy natural slate. The reason to buy it is price and weight, not looks alone: natural slate costs roughly $10 to $30 a square foot installed, against about $7 to $21.50 for flat tile, and the same maker points to slate's labor cost and weight as the reason for its concrete copy. Color choice is wide. Concrete takes its color from iron oxide pigments, which the Tile Roofing Industry Alliance calls extremely durable, though tile can still soften in color over the years.

Shake-look flat tile
Shake-look tile copies cedar shakes with a raked, grained texture across the face. The alliance lists simulated wood shake among the forms tile comes in. In the hurricane-zone code, clay and concrete tile count as a Class A roof covering without further testing, and one maker sells its shake-look line as the answer to wood's flammability. Expect more shadow and texture on the roof than slate-look tile, and a rougher face that holds dirt; see the next section.

Smooth and textured finishes
Flat tile comes with a smooth, untextured face or with texture pressed in. The smooth face gives a clean line that one maker pitches for modern, contemporary and craftsman homes. Texture adds depth but gives growth something to hold. One clay tile maker notes that smooth, glossy tile tends to stay clean while textured and matte surfaces collect dirt, mildew, algae and lichen. That pattern is worth weighing in a humid climate. For upkeep, see tile roof cleaning.

Flat tile on lower slopes
On a house with a porch, an addition or a long, shallow hip, the low section is where flat tile gets tested. The code sets a minimum pitch that depends on how the tile is attached; tile roof installation lays out those numbers. Below 4:12, the FRSA-TRI manual's table drops battens and, at its lowest slopes, allows only adhesive-set tile. The tile alliance adds that these shallower slopes need extra underlayment and anti-ponding details at a raised fascia. Ask how the low section is built underneath, not just which tile goes on top.

Flat Tile Roof Cost Against What It Imitates
Flat tile sits in the middle of the tile price range and well under the materials it copies:
| Roofing | Installed, per sq ft |
|---|---|
| Flat tile | about $7 to $21.50 |
| Natural slate | about $10 to $30 |
| Barrel tile | about $7.50 to $23.50 |
So flat usually prices a little under barrel in the same table.
HomeGuide also notes that flat tiles resist cracking better than barrel tiles. That matters on a roof people have to walk on for AC service or solar work.
Laying Flat Tile: What to Look for on the Quote
Bond pattern
The FRSA-TRI manual does not recommend a straight bond for flat or low-profile tile. Ask for a staggered (cross-bonded) layout.Headlap
The same manual sets a 3-inch minimum overlap between courses on every tile roof.Eave closure
Flat profiles get their own closure strip under the first row; ask which one is on the quote.Samples
Look at the finish in daylight on your own roof before ordering; dark smooth tile and light textured tile look different at noon than in a showroom.
See concrete tile roofing for weights and lifespans if your flat tile is concrete.
