Tile Roof Painting and Sealing Options

Clear sealers
A clear sealer leaves the color alone and slows water and growth on the surface. HomeGuide is blunt about it: sealing concrete tile "is not essential unless the climate promotes moss growth," and the right product is a water-repellent acrylic that lets the concrete breathe instead of trapping moisture inside. Fixr prices sealing at about $0.50 to $3 a square foot with labor, or $750 to $4,500 for a 1,500-square-foot roof, and says some tile needs resealing after 5 to 10 years. It suggests asking the tile's manufacturer whether yours does.

Acrylic paint for concrete tile
Painting is for faded concrete tile that is otherwise sound. Cost guides call for an acrylic, water- or oil-based, made for the roof material it goes on, and the FRSA-TRI manual lists color-coordinated paint as an optional coating for tile and accessories. Expect about $4 to $10 a square foot. The roof gets a full cleaning first, and broken tiles should be replaced before any paint goes on, since tile makers' approvals say cracked tile must not stay on the roof. Acrylic coatings in HomeGuide's table last about 7 to 20 years. Some contractors sell the whole package as "restoration," which HomeGuide prices at $2,500 to $5,000 with repairs and cleaning included.

Changing the roof color
A color change is the job most likely to need someone's approval first. In an HOA, the declaration and the architectural committee decide what's allowed, and commercial and HOA tile roofing explains how those rules work. Look at painted samples on your own roof in full sun before you commit. Concrete tile is colored with iron oxide pigments, and even those fade somewhat after years of weather, according to the Tile Roofing Industry Alliance. A white, chalky haze is usually efflorescence, which rain washes off on its own, so it isn't a reason to paint. Florida's hurricane-zone code requires a permit for maintenance of any roofing component, so ask the City's Building Department whether your coating job needs one.

Clay and glazed tile you shouldn't paint
Leave glazed clay alone. A cost guide says outright that terracotta tile shouldn't be painted because paint won't adhere to the glaze. Clay rarely needs it anyway: its color comes from the clay itself, and one clay maker sells its glaze as colorfast. If a clay roof looks dull, try cleaning first, since that maker says algae and dirt don't permanently change the tile's color; tile roof cleaning covers how.

When to Skip It, and What to Ask If You Don't
Plenty of tile roofs never need a coat of anything. HomeGuide says steep tile roofs don't need coatings, and sealer on concrete tile is optional unless moss keeps coming back. Paint and sealer also sit on top of the tile and don't change the underlayment beneath it. If the roof leaks or is near the end of its underlayment life, spend the money there first; see tile roof underlayment replacement.
