Tile Roof Inspection in Pompano Beach, FL

  • Typical cost: a roof inspection runs about $100 to $400 nationally, with the report in 1 to 2 days; adding a roof certification costs roughly $75 to $200 more.
  • Insurance forms: HomeGuide lists a 4-point or a wind mitigation inspection at about $75 to $175 each, or $125 to $325 for both.
  • Roof age: for a roof 15 years or older, Florida law lets you pay for an inspection, and 5 or more years of useful life left bars a refusal on age alone.
  • Form life: a wind mitigation form stays valid for up to 5 years if the house hasn't materially changed.

Pompano Tile Roofing schedules a tile roof check with an independent roofer, whether an insurer, a home sale or plain upkeep is behind it. A tile roof inspection looks at cracked, slipped and missing tile, the mortar or foam at ridges and hips, the valleys and flashing, and the attic side of the deck for stains and soft spots.

Roof Certification for Insurance

A roof certification is a signed statement of the roof's condition and remaining life. Under Florida Statute 627.7011(5), for policies issued or renewed since July 1, 2022, roof age alone can't sink a policy on a roof younger than 15. Once the roof reaches 15, the insurer has to let you pay for an inspection by an authorized inspector it approves before it demands a new roof, and a finding of at least 5 years of useful life left means age can't be the sole reason it refuses to write or renew. Citizens' sample Roof Inspection Form records the covering, the roof's age, its remaining life, the date of the last roofing permit, and photos of every slope.

Four-Point Inspections

Citizens requires a four-point inspection on applications for properties more than 20 years old. It covers the roof, electrical, plumbing and heating and cooling, and the inspector has to give the age, type and condition of each. With photos of each slope, the roof section of the 4-point form can stand in for the separate roof inspection form. Active leaks or signs of past leaks should be fixed before the application goes in.

Wind Mitigation Inspections

The wind mitigation form, OIR-B1-1802, was revised effective April 1, 2026, and FORTIFIED Roof, Silver and Gold certificates now count toward its features. On a tile roof, the secondary water resistance question turns on the layer under the tile. Standard underlayment and hot-mopped felt don't count as secondary water resistance; a fully adhered membrane meeting ASTM D1970 is one of the options that does. Florida's My Safe Florida Home program pays for these inspections on eligible homes:

  • Built before January 1, 2008, with an insured value of $700,000 or less
  • Grants: $2 for every $1 the owner spends, up to $10,000, approved before work starts
  • Grant applicants need a program inspection report from the last 24 months

Inspections Before Buying or Selling

For a buyer, the roof report is part of getting insured. Ask the inspector to record the items an insurer's roof form asks about: cracked or missing tiles, exposed felt, soft spots in the decking, and leak stains in the attic or on ceilings. Ask the seller for the last roofing permit date as well, since the forms ask for it and it tells you which code the roof was built under. If the house is older than 20 years and the policy will be with Citizens, a 4-point will be needed too.

Routine Maintenance Inspections

A maintenance visit is an inspection plus small fixes. On tile, that usually means checking the jobs covered on their own pages: cracked tiles, ridge mortar, valley debris and algae cleaning. Because the FRSA-TRI manual warns against any foot traffic on finished tile, ask how the inspector will move around the roof. HomeGuide prices a drone inspection at about $100 to $450.

Who Can Sign Which Inspection Form

  • Roof Inspection Form (Citizens)

A general, residential, building or roofing contractor, a building code inspector, or a Florida-licensed home inspector.
  • 4-Point Inspection Form

A Florida-licensed general, residential or building contractor, building code inspector or home inspector. A trade-specific professional may sign only their own trade's section, so a roofer can sign the roof section but not the electrical or plumbing.
  • Wind mitigation form (OIR-B1-1802)

A qualified inspector from the form's list, which doesn't include roofing contractors. Ask for a qualified inspector by name.
  • Roof-age inspection under 627.7011

The statute's authorized inspectors include a roofing contractor, as long as the insurer approves that inspector.

Ask whether the roofer can sign the form your insurer sent before the visit is booked. If the inspection turns up a roof near the end of its life, tile roof replacement covers the next step.

Frequently asked questions

How long is a wind mitigation report good for in Florida?

Up to five years, as long as no material changes have been made to the house. The form was revised as OIR-B1-1802 (Rev. 04/26) effective April 1, 2026; Citizens still accepts the older version if it was completed within the five years before that date and nothing has changed.

Can a roofer do my wind mitigation inspection?

Only if the roofer also holds a qualifying license. The form's list of qualified inspectors names certain home inspectors, building code inspectors, general, building or residential contractors, engineers and architects, plus anyone the insurer recognizes. Roofing contractors aren't on it. A roofing contractor can sign Citizens' roof inspection form, which is a different document.

How old can a tile roof be for a Citizens policy?

Citizens treats tile as a hard roof. Once a tile roof is more than 50 years old, it wants documentation from a Florida-licensed inspector showing at least five years of useful life left. If the roof has less than that, Citizens asks for proof of a full replacement before it will write the policy.

Is My Safe Florida Home still taking applications?

Yes, as of October 28, 2026: the program's support center says it is accepting applications. Free wind mitigation inspections are for homes built before January 1, 2008 with an insured value of $700,000 or less. Grants match $2 for each $1 you spend, up to $10,000, and need approval before work starts.
